Synergy Home Inspectors Ltd are an independent Building Surveying, Building Consultant & Domestic Energy Assessor practice based in Gwent, South Wales. Our staff are hugely experienced in building condition surveying (having surveyed in excess of 150,000m2 of buildings, including houses, schools, offices, public houses and public buildings), building design and domestic energy assessment (having carried out many hundreds of EPCs) and are Degree qualified professionals & Incorporated Members of the Chartered Institute of Building.
We have a varied client base including Chartered Surveyors, Estate Agents, Solicitors, Local Authorities, building contractors and private individuals.
We provide high quality and therefore "value for money" surveys & reports and maintain the highest level of service to our clients - Our service does not simply stop at inspecting your property & issuing the relevant report, we take the time to explain exactly what we are inspecting, how we are going undertake the inspection and will gladly answer any questions that you may have. We will also be available after the inspection should you have any questions.
Our independence & professionalism assures you that we only have your interests in mind, we do not have ulterior motives of securing spin-off work as a result of our inspections, this means that we are not associated, in any way, with organisations that repair properties or supply energy saving materials or appliances.
We cover the Gwent and Glamorgan areas and undertake the provision of Home Condition Reports (including an EPC), Condition Surveys, Energy Performance Certificates as a stand alone document, property inventories/Schedule of Condition and Snagging Inspections for new homes or extensions.

Home Condition Reports (HCR)
A HCR is a very cost effective alternative to a Homebuyer Survey and provides a very detailed but easy to understand report on the condition of a property, it could be compared to a MOT on a vehicle that you wish to purchase. The HCR is now a voluntary document within the Home Information Pack (HIP), to which there is now a legal requirement for those who are selling a domestic property on the open market to compile prior to marketing the property.
The HCR is also an ideal condition report for those that are thinking of purchasing a property via an auction as making a purchase without having detailed knowledge of its condition can be a very risky venture. Please be aware that if you require such a condition report for a property sold at aution, it must be carried out before the actual auction and not after you have purchased it. Energy Performance Certificates (EPC)
HIP related: Due to European legislation it is now a legal requirement for anyone selling a domestic property on the open market to compile an Energy Performance Certificate. The EPC will be included in the HIP along with legal documentation relating to the property. Click here for more detailed information.
For lettings: Since 1st October 2008 rental properties now also require Energy Performance Certificates - The basis of a rental EPC is the same as that for marketed properties therefore go here for more information or feel free to contact us for more information.
Stand-alone EPC: Due to the massive increases in energy prices of late (approx 30 - 40% on gas and 10% on electricity) you may want to have an Energy Performance Certificate carried out on your domestic property to ascertain what savings you can make.
We will not only provide you with the EPC but also with information on what measures will be the most cost effective for you to undertake and provide you with general energy saving advice.
For more information go here, the EPC is the same document that will be required in the home information pack but doesn't necessarily have to be related to a HIP, i.e. you can have an EPC carried out if you aren't selling your home.

Home Information Packs
We can, in conjunction with local Law Firms, offer the service where we can provide top quality & fully compliant Home Information Packs. You can rest assured that all documents included in the HIP are official, complete and that the HIP is prepared by a regulated and qualified Law firm.
Be aware that many Home Information Pack providers do not use official searches and even take out insurance to cover missing items that they should be including in the HIP - This is why they can offer them for unrealistic prices. A non-compliant HIP could lead to the sale of a property being delayed whilst the HIP is rectified or even the buyers Solicitor rejecting the HIP.

Property Inventories, Schedules of Condition & Associated Services
In April 2007 the government introduced the Tenants Deposit Scheme (TDS). Therefore it is now more important to have a professional and impartial property inventory report/Schedule of Condition for any leased property, whether you are the landlord or the tenant. Landlords rightly want to protect their property whilst tenants rightly want to have their deposit returned to them at the end of their tenancy and not have deductions made for damaged/missing items that were not actually caused by them. It is worth remembering that with the advent of the TDS, landlords who create a poor inventory will not be successful in claiming against the tenant's deposit for damage caused by them.
The most effective way to avoid and/or resolve a dispute over the return of a deposit is for the landlord and the tenant to know exactly what was at the property and the exact condition of each item, an inventory & its associated services provide the perfect mechanism for this. After all, a dispute could lead to ill-feeling or even legal action and the costs of such action will far out-weigh the cost of preventing it.New Home Snagging
Many new homes have been proved to have defects due to poor quality workmanship and materials. Synergy Home Inspectors Limited can undertake a snagging inspection on your behalf and liase with the developer in order to rectify the defects.
Our comprehensive snagging list includes over 220 headings (many of which cover more than one aspect related to that particular heading) of the home that we will check for quality, from this comprehensive list we will create an easy to understand snagging list that will provide you with actions that the developer need to undertake to rectify the defect(s).
Other Services
We can arrange Commercial Energy Assessments (CEA) for shops and the like and On Construction Energy Performance Certificates (OCEPC) where new build domestic properties require one before they can be signed off as complete by your Local Authority Building Control Officer.
