Full Home Information Packs
We can offer a reliable & local service where we provide a fully compliant Home Information pack. You can rest assured that our service levels will far exceed that provided by the large Home Information Pack providers and our home information packs will be more cost effective.

Home Condition Report (HCR)
A HCR is a very cost effective alternative to a Homebuyer Survey and provides a very detailed but easy to understand report on the condition of a property. The HCR is now a voluntary document within the Home Information Pack (HIP), to which there is now a legal requirement for those who are selling a domestic property on the open market to compile prior to marketing the property.
Energy Performance Certificate (EPC)
HIP related: Due to European legislation it is now a legal requirement for anyone selling a domestic property on the open market to compile an EPC. The EPC will be included in the HIP along with legal documentation relating to the property.
For lettings: Rented properties will also require EPCs as of October 1st 2008 - The basis of the rental EPC is the same as that for marketed properties therefore go here for more information or feel free to contact us for more information.
Stand-alone EPC: Due to very high increases in energy prices of late (approx 20% on gas and 10% on electricity) you may want to have an Energy Performance Certificate carried out on your domestic property to ascertain what savings you can make. It is also rumoured that there could be further increases of anything between 25% and 40% in the coming year.
We will not only provide you with the EPC but also with information on what measures will be the most cost effective for you to undertake and provide you with general energy saving advice.
For more information go here, the EPC is the same document that will be required in the home information pack but doesn't necessarily have to be related to a HIP, i.e. you can have an EPC carried out if you aren't selling your home.

New Home Snagging
Many new homes have been proved to have defects due to poor quality workmanship and materials. Synergy Home Inspectors Limited can undertake a snagging inspection on your behalf and liase with the developer in order to rectify the defects.
Our comprehensive snagging list includes over 220 headings (many of which cover more than one aspect related to that particular heading) of the home that we will check for quality, from this comprehensive list we will create an easy to understand snagging list that will provide you with actions that the developer need to undertake to rectify the defect(s).
Building Design & Engineering
We can provide Planning and Building Control Drawings & Structural Calculations for a range of domestic extensions and alterations.
